Project Superintendent - 1764879
Led the on-site execution of construction projects with unparalleled efficiency and meticulous quality control. Ensure minimal disruption to client operations, meticulous cost management, and adherence to aggressive project schedules.
Key Responsibilities:
- Field Leadership: Supervise all construction personnel (direct employees, subcontractors, vendors) with a focus on safety, productivity, and quality.
- Schedule Management: Implement and maintain project schedules using critical path methodology and Primavera P6 (or similar software). Develop detailed 2-week look-ahead schedules aligned with the overall project plan.
- Document Control: Establish and maintain a comprehensive CSI-compliant job site filing system for efficient document organization and cost tracking.
- Quality Assurance & Control: Monitor and enforce quality standards for all material deliveries, installations, and trades. Ensure work aligns with purchase orders and contracts.
- Safety & Compliance: Lead the implementation of company safety policies, OSHA regulations, and owner-specific requirements. Prioritize resident safety and project security.
- Logistics & Communication: Coordinate deliveries, organize jobsite layout, and manage temporary facilities. Effectively communicate jobsite issues and conflicts to the Project Manager.
- Cost Management: Monitor material costs and labor expenditure per task. Identify and report potential cost overruns and implement cost-saving measures.
- Record Keeping: Maintain accurate daily job reports, contractor work directives, handwritten purchase orders, safety reports, labor time sheets, and redlined "As-Built Drawings" throughout the project.
- Change Management: Adapt to and document changes in project scope as directed by the Project Manager.
- Project Closeout: Lead the finalization of punch lists and ensure project completion meets owner acceptance criteria.
Technical Skills & Qualifications:
- Minimum 3-5 years of proven experience in construction field supervision.
- In-depth knowledge of construction methodologies, materials, and reporting requirements.
- Strong proficiency in Primavera P6 (or similar scheduling software) and Microsoft Office Suite.
- Familiarity with CSI classification system and cost coding procedures.
- Excellent communication, problem-solving, and interpersonal skills.
- Demonstrably effective in building positive and productive relationships with all stakeholders.
- Solid understanding of material cost management principles and cost control techniques.
- First Aid and CPR certified with OSHA 30-hour construction safety training.
